Ramkhamhaeng: An Extraordinary Residential Chapter in Bangkok

Ramkhamhaeng road is not just a road anymore. With its remarkable developments over the time, it has now transformed to one of the most thriving and Bangkok’s most quickly evolving neighborhoods. The key components one would want to look at are the auxiliary services around the area: the proximity to the train stations, where the closest nail salon or dry cleaners is located, where the grocery stores are, and so on. The retail landscape and transportation options are what make up a neighborhood.

Now people residing in Ramkhamhaeng area have access to a wide range of almost everything deemed necessary for life. For instance, the airport link station and a pier station to the boat transportation are already at the disposal of the residents of this area. A BTS and MRT Lines are also under construction in the area, expected to be completed next year. Ramkhamhaeng road has an extension to Sukhumvit road at Phrakhanong via Sukhumvit 71 Alley.

Rama 9, Ramindra-Narong Expressway and Sirat expressway are also adding up to the transportation in the area. The retail landscape includes The Mall Ramkhamhaeng, bigC supermarket, The Mall Bangkapi, Talat Bang kapi. Food chains in the area consist of Foodland, KFC, Mcdonalds and so on.

Ramkhamhaeng University one of the most popular universities in Bangkok is also located in the area. There are several hospitals in this neighborhood, for example, Bangkok Hospital, Samitivej Srinakarin Hospital, Petcharavej Hospital, Rama 9 Hospital, and Phaet Panya Hospital.

Condo Boom Expected in the Near Future

Due to the reasons mentioned above, many Real Estate developers are focusing on building residential and commercial buildings on Ramkhamhaeng Road, keeping in concern these advantages of its vital location and magnificent connectivity through a range of transportation sources and a network of highways.

Location is important, but one shouldn’t worry too much about neighborhoods. Most of the foreign buyers only know a few locations like Sukhumvit, Rachada, Sathorn, Silom, Witthayu etc, but just because a condo is on Sukhumvit doesn’t mean it’s going to be desirable to tenants. So instead of focusing solely on a “hip” neighborhood, it is good to know what’s in walking distance and this is basically the concept behind these ongoing developments in Rakhamhaeng area. Mainly the local and working-class residents are flocking to this area and they prefer to live here because they have everything in an easy reach.

How competitive is Ramkhamhaeng area? It can be figured out by looking at other projects in the area, whether it is Fuse Mobius, The Base or D Condos all these properties are completely full, the tenancy rate and capital growth are quite high in this area, making it the best choice for buy to let investors. For instance Pruksa Real Estate PCL a well-known condo developer has also most recently started building a high rise condominium which is located about 200 meters from the airport link Ramkhamhaeng station.
