Driving along Charan Sanitwong Road parallel to Chao Phraya River, Thonburi side, one can immediately experience the quick changes underlining Bang Phlat and Bang Yi Khan.

Thai elders have in mind this area as of houses or low rise buildings. It was a place full of trees where the land was fertile, and family business called the shots. Now, skyscrapers are conquering the landscape. Alongside, new tendencies arise.

The MRT Blue Line’s new extension, between Tao Poon and Tha Phra, will include Bang Phlat and Bang Yi Khan stations. It will be operational from March next year, and will directly connect the west bank of Chao Phraya River to Bangkok’s Central Business District. A huge plus for those intended to put their money in these two neighborhoods, soon to be covered by MRT.

Moreover, new real estate developments are flourishing with reasonable prices, yet with glamorous architecture and stunning views of the city of Bangkok. In fact, high rise buildings close to the riverside are shaping Bang Phlat and Bang Yi Khan into modernity. Such constructions not only will attract many other forms of business, but also new people will tend to flock to these places. Some to live, others to work, even to make business or to invest.

Tree Charan-Bang Phlat

Tree Charan-Bang Phlat, a project from Pruksa between Soi Charan 83 and Charan 85, consists of a high rise 36-story condo inspired modern resort. It will accommodate 719 units in total sized 22.18-54.95 sq.m.

From the upper floors or the garden, fitness center and swimming pool in the rooftop one can have a clear view. Not only across the city skyline that stretches on the east side of Chao Phraya River. Also, the new parliament house, in Kiakkai area of Bangkok. The condominium is located at 150 meters-walk from Bang Phlat MRT station. In range are, Bang Phlat District Office (140 meters), Yanhee Hospital (1.7 km), King Mongkut’s University of Technology North of Bangkok (3.9 km), Khemasiri Memorial School (4 km), St. Gabriel’s College (5.3 km) and St. Francis Xavier Convent School (5.5 km).

Construction started Q1 this year and is expected to be completed Q3 of 2021. Angel Real Estate is selling exclusively the unit’s foreigner quota since last March 10, remaining 336 units sized 22.18-50.99 sq.m. Title transfer will take place from August 2021 onwards.

Parkland Charan-Pinklao

Further south in Bang Yi Khan, Soi Charan 42, raises Parkland Charan-Pinklao by Nayara Charan right next to MRT station. A modern stylish building of three towers – Tower A, Tower B, and Tower C – with 1,784 units in total. Available options range from studio to 2 bedrooms plus 2 bathrooms sized 24 sq.m.-75 sq.m.

Rama 8 Park, and the Faculty of Nursing Mahidol University on Thonburi side. Rama 8 and Rama Pinklao bridges crossing Chao Phraya River; then Bangkok National Museum, Thammasat University and the majestic Grand Palace on the east bank. As for the health care, Chao Phraya Hospital, Yanhee Hospital, and Srivichai Hospital meet the needs.

Parkland Charan-Pinklao’s construction started in March 2017 and is expected to be completed in April 2019. Title transfer will occur from May 2019 onwards. Angel Real Estate is exclusively selling the foreigner quota of 240 units, 24 sq.m.-67 sq.m. They are located in Tower A, which is only 20 meters away from Bang Yi Khan MRT staircase.
