Our head office is at 383 Room 201, Floor 2, Soi Soonvijai 4 (Rama 9 Soi 13), Rama 9 Road, Huai Khwang, Bangkok 10310, Thailand.

It covers buyers, investors, tenants and other members of the public.
2. Personal data we collect
We only collect what we need to answer your enquiry and help you find a property.
- Identity and contact: name, phone number, email, LINE / WhatsApp / WeChat ID, country of residence, nationality, preferred language.
- Property interest: projects or locations you're interested in, budget range, unit type, purchase timeline, whether you're buying to live or invest, and how you plan to pay.
- Communications: messages, call notes, viewing appointments and feedback you give our team.
- Ad and campaign data: the ad, campaign or form you responded to, and the date and time you submitted it.
- Technical and usage: IP address, device and browser type, pages viewed, time on site, referring website and cookie identifiers.
- Purchase documents (only if you go ahead): passport or ID card copy, address, and documents needed for a reservation, sale contract or transfer.
We do not ask for sensitive personal data (for example religion, health or criminal records) through our website or lead forms. Please don't include it in messages to us. Some ID documents show sensitive details such as religion or blood type; where we need a copy for a purchase, we'll ask you to cover those details or we'll mask them.
3. How we collect it
- Our website and landing pages. When you fill in an enquiry, registration, consultation, property alert or newsletter form on angelrealestate.co.th or one of our project landing pages.
- Social media and ad platforms. When you submit a lead form or message us on Facebook, Instagram, TikTok, YouTube, LinkedIn, X, LINE Official Account, WeChat or Xiaohongshu. The platform passes us the details you entered.
- Search engines. When you find us through Google or another search engine, in organic results or a paid ad, and then contact us. Search engines don't tell us who you are; we only receive campaign and keyword data.
- Directly. When you call, email or WhatsApp us, or meet our team at a viewing, launch or event.
- Automatically. Through cookies and similar technologies when you browse our website (see section 6).
4. Why we use your data, and our legal basis
The PDPA requires a legal basis for each use of personal data (section 24). Where we rely on consent, we ask for it separately and you can withdraw it at any time (section 19).
- Replying to your enquiry and sending the brochure, price list or floor plans you asked for. Basis: steps you've asked us to take before a contract (s.24(3)).
- Recording your enquiry in our CRM and passing it to a sales advisor. Basis: steps before a contract (s.24(3)).
- Contacting you by phone, email, LINE, WhatsApp or WeChat to follow up, suggest suitable properties and arrange calls and viewings. Basis: steps before a contract (s.24(3)) and legitimate interests (s.24(5)).
- Handling a reservation, sale contract, payments and transfer at the Land Office. Basis: performance of a contract (s.24(3)) and legal obligation (s.24(6)).
- Anti-money-laundering checks and keeping transaction records. Basis: legal obligation (s.24(6)).
- Reporting to developers on the sales and marketing of their projects. If you buy a unit, your name and purchase details may appear in these reports. Basis: legitimate interests (s.24(5)) and performance of a contract (s.24(3)).
- Remarketing: showing you ads for our projects on Facebook, Instagram, Google, YouTube, TikTok, LinkedIn and other platforms, including by uploading your contact details in encrypted (hashed) form to build custom and lookalike audiences. Basis: consent (s.19).
- Sending news about similar properties, new projects, launches, offers and events. Basis: legitimate interests (s.24(5)). You can opt out at any time.
- Website analytics and measuring our search and ad performance. Basis: consent, via our cookie banner.
- Keeping the website secure and preventing fraud or spam. Basis: legitimate interests (s.24(5)).
- Establishing or defending legal claims. Basis: legitimate interests (s.24(5)).
If you don't give us the contact details we need, we won't be able to answer your enquiry or arrange a viewing. If you don't give us the documents needed for a purchase, we can't complete the reservation or transfer.
5. Marketing messages
When you send us an enquiry, we may also send you news about similar properties, new projects, launches, offers and events by email, SMS, LINE, WhatsApp or WeChat. We do this on the basis of our legitimate interests (s.24(5)), because you've shown interest in buying property through us. We keep these messages to property-related news, and we tell you about them on the form when you submit an enquiry.
You can stop marketing at any time by clicking "unsubscribe" in an email, replying "STOP" to a message, or contacting us (section 12). We'll stop within 7 days. We may still contact you about an enquiry or purchase that's in progress.
6. Cookies and tracking
Cookies are small files stored on your device when you visit a website. We use four kinds. Only strictly necessary cookies run without your consent; the rest stay off until you accept them in our cookie banner. You can change your choice at any time through the "Cookie settings" link in the website footer.
- Strictly necessary (no consent needed): make the site work, remember your language and cookie choices, and protect forms from spam. Examples: Webflow, reCAPTCHA.
- Analytics (consent needed): count visits and show which pages are used, so we can improve the site. Examples: Google Analytics, HubSpot analytics.
- Advertising (consent needed): measure ad results and show you relevant ads on other sites and apps. Examples: Meta Pixel, Google Ads, TikTok Pixel.
- Functional (consent needed): live chat and embedded maps or videos. Examples: chat widget, Google Maps, YouTube.
You can also block or delete cookies in your browser settings. Blocking strictly necessary cookies may stop parts of the site from working.
7. Who we share your data with
We don't sell your personal data, and we don't pass leads to other agencies or developers for their own use. Your enquiry is used inside Angel Real Estate. We share personal data only in these cases:
- Our own team. Marketing, appointment setting and sales staff at Angel Real Estate who need it to handle your enquiry.
- Developers, for reporting only. We report to developers on the sales and marketing of the projects we represent. Reports are mostly totals and trends. If you buy a unit, your name and purchase details may appear in them.
- If you buy a property. The developer selling the unit, and the lawyers, banks and Land Office officials needed to complete your purchase.
- Service providers who process data for us, under contracts that require them to protect it and use it only on our instructions: Webflow (website), HubSpot (CRM, forms and email), Supabase and Vercel (database and hosting for our internal systems), Meta, Google, TikTok and LinkedIn (advertising, lead forms and remarketing), LINE, WhatsApp and WeChat (messaging), Google Analytics and Google Search Console (website and search performance), and our advertising agency.
- Government authorities, courts or regulators, where the law requires it, for example the Anti-Money Laundering Office.
8. Transfers outside Thailand
Some of the service providers above store or process data outside Thailand, including in the United States, Singapore and the European Union.
When we transfer data abroad, we follow sections 28 and 29 of the PDPA and the Personal Data Protection Committee's rules on cross-border transfers. We rely on one or more of these:
- the destination country having adequate data protection standards
- standard contractual clauses or other safeguards recognised by the Personal Data Protection Committee
- the transfer being needed to take steps you've asked for, or to perform a contract with you
- your consent, after we've told you the destination may not have equivalent protection
You can ask us for details of the safeguards we use (section 12).
9. How long we keep it
We keep personal data only as long as we need it, then delete or anonymise it.
- Enquiries and leads that don't lead to a purchase: 2 years after our last contact with you.
- Marketing opt-out records: 2 years after you opt out, as proof of your choice.
- Purchase, reservation and transaction records: 10 years after the transaction, or longer if the law requires.
- Website analytics and advertising cookies: up to 13 months.
- Call notes and messages: 2 years after our last contact, unless part of a purchase record.
We may keep data longer if it's needed for a legal claim or an investigation by an authority.
10. Keeping your data safe
We protect personal data with technical and organisational measures that fit the risk. These include encrypted connections (HTTPS), access limited to staff who need it, individual logins with strong passwords, and contracts that bind our service providers to the same standards.
If a breach is likely to put your rights at risk, we'll report it to the Office of the Personal Data Protection Committee within 72 hours of becoming aware of it. If the risk to you is high, we'll also tell you directly, along with what we're doing about it.
11. Your rights
Under the PDPA you have the right to:
- Withdraw consent (s.19): stop any use that relies on your consent, such as advertising cookies or remarketing. It doesn't affect what we did before you withdrew.
- Access (s.30): get a copy of your personal data, and find out where we got it if you didn't give it to us yourself.
- Data portability (s.31): receive your data in a common electronic format, or have us send it to another organisation where technically possible.
- Object (s.32): object to uses based on legitimate interests, and to direct marketing at any time.
- Erasure (s.33): ask us to delete or anonymise your data when we no longer need it or you've withdrawn consent.
- Restriction (s.34): ask us to pause using your data while a complaint or correction is being checked.
- Correction (s.35): ask us to correct data that is wrong, out of date or incomplete.
- Complain (s.73): complain to the Office of the Personal Data Protection Committee (section 12).
How to make a request. Email privacy@angelrealestate.co.th, or write to the address in section 12. We'll need to confirm your identity before we act. We'll respond within 30 days of verifying your request. For complex or high-volume requests we may extend this by up to another 30 days, and we'll tell you why. Requests are free of charge unless they are clearly excessive or repeated. If we can't do what you've asked, for example because the law requires us to keep the data, we'll explain why.
12. Children, changes and how to contact us
Children. Our website and services are meant for adults. We don't knowingly collect data from anyone under 20 without the consent of a parent or guardian. If you think a minor has sent us their details, contact us and we'll delete them.
Changes to this policy. We may update this policy as our services or the law change. The date at the top shows the latest version. If a change significantly affects how we use your data, we'll tell you on the website or by email, and ask for fresh consent where needed.
