A Different Kind of Island: Samui as Emerging Real Estate Destinations

When discussing island real estate in Thailand, Phuket often captures the spotlight. However, the future of Thailand’s island investment landscape extends well beyond a single destination. Koh Samui is emerging as increasingly influential contributors to the nation’s tourism economy, attracting international visitors, long-stay residents, digital professionals, and lifestyle-driven investors from around the world. Their appeal lies not in replicating Phuket’s success, but in offering something fundamentally different: a more relaxed pace, stronger connection to nature, and an environment centered on wellbeing and sustainable living. As global demand shifts toward destinations that combine investment potential with quality of life, Samui is positioning themselves as some of Thailand’s most promising real estate markets for the decade ahead.

More than Tourist Destination

Samui is one of Thailand’s most established island economies, welcoming millions of visitors and supporting a wide ecosystem of hospitality, retail, transportation, and local businesses. It is the third largest island in Thailand, boasting the total area of aprroximately 252 sq.km with population of nearly 200,000. The island serve as important economic drivers for Surat Thani Province and the broader Southern region. Continued investment in airports, ferry connectivity, healthcare, and tourism infrastructure has strengthened their position as internationally recognized destinations.

A Different Proposition from Phuket

While Phuket offers scale, urban amenities, and a highly developed tourism market, Samui provides a different lifestyle experience. The islands are characterized by lower-density development, lush natural landscapes, and a stronger connection to community and wellness. Their appeal lies not in becoming the next Phuket, but in preserving an environment that balances modern comforts with authenticity and quality of life.

Real Estate Demand is Rising

Global trends are increasingly favoring destinations that combine lifestyle and investment value. Remote work, wellness tourism, and long-term international stays have expanded the pool of potential residents beyond traditional holidaymakers. Buyers today are seeking homes that offer privacy, natural surroundings, and year-round livability—qualities that Samui uniquely positioned to provide. As land availability remains limited, demand for quality residential developments continues to strengthen.

Supply data from Colliers International show that there are 113 ongoing residential projects, totalling 2,422 units, total investment of 53,200 million baht at the end of Q1, 2026. For condominiums, there are 9 projects, totalling 1,214 units, total 6,028 million baht. Most condominiums locate in high potential areas such as Chawang Beach, Bophut, and Lamai beach. Condominium price ranging from 60,000 to 80,000 THB/sq.m., where some luxury projects rise up to 200,000 THB per sq.m. Condominiums supply in Samui is limited, resulting in high absorption rate. This present an opportunity for developers from all over Thailand to consistnetly develop new condominium projects.

Villas continue to position as the major real estate segment in Samui. As of Q1-2026, there are 65 projects, total 749 units, with investment value nearly 29,580 Million Baht. Most supplies locate near important beaches such as Mae Nam, Chawaeng, Bo Phiut, and Lamai. The areas continually attract demand for short-stay rental from premium tourists.

For housing complex, as of Q1-2026, there are 39 projects, totaling 459 units, 17,322 million baht in total investment. Most projects locate in the northern part of the island which is more compelling for long-stay.

Looking Ahead

As Thailand’s tourism and lifestyle economy evolves, Samui is emerging as more than secondary island markets. Their growing international profile, economic importance, and distinctive character position them as compelling real estate destinations for the years ahead. For investors looking beyond Phuket, these islands offer a different kind of opportunity—one defined by long-term livability, wellbeing, and sustainable growth.
